Markets:Nationwide
Fixed Rates:From 4%
Loan Size:$2 Million to $50 Million with exceptions
Loan Purpose:Acquisition, Refinance, and Recapitalization
Terms:2-10 year terms
15 year terms on a case-by-case basis
Leverage:Typically 75%
Exceptions to 80% in select markets
Recourse:Non-recourse with standard carveouts
Prepayment:Declining payments up to 20% of the loan may be prepaid per year without any prepayment penalty
Minimum DSCR:Multifamily: 1.20x
Commercial: 1.30x
Minimum Debt Yield:Multifamily: 6.5%
Commercial: 8.0%
Interest Only:Full term and partial interest considered on a case-by-case basis
Amortization:25-30 years
Origination Fee:Alliance: 1-2%
Lender: 0%
Borrower:Single purpose entity required
Reserves:TI/LC, CapEx as applicable
