  • Minimum Loan Amount – $500,000

  • Maximum Loan Amount – $20 Million

  • Minimum DSCR – 1.25

  • Citizenship – Must be a U.S. Citizen (permanent resident alien may be eligible)

  • Eligibility – Property must be located in a designated eligible area

Required Loan Forms & Initial Documentation

Alliance Business Capital has developed a standardized loan package that aligns with the documentation and underwriting requirements of our lending partners. Proper packaging is essential to the loan approval process, and our role — whether acting as a commercial loan intermediary, advisor, or correspondent lender — is to ensure your client’s submission is complete, compliant, and positioned for efficient lender review.

Loan Forms

Please use Alliance Business Capital forms exclusively when submitting a Loan Application. All forms should be completed in as much detail as possible to avoid delays in processing. Our team will assist in fine‑tuning all forms prior to lender submission.

Initial Documents Needed

  • 2 Forms of ID – (Driver’s License and Passport)

  • Borrowing Entity Formation Documents

  • Tax Returns – 3 Years Personal and Business Tax Returns (must be the completed Federal tax returns with all schedules and including all W-2’s and K1 statements)

  • Property Financials – most recent 3-year end PL’s and a current YTD profit and loss with balance sheet

  • On Refinances – a copy of the existing note(s) and settlement statement from original purchase if < 4 years

  • Construction Loans – need a copy of approved plans, permits and contractor detailed construction budget along with a proforma

Upon receipt and review of the above documents, additional information or documentation may be required.
